Parking Regulations: (these are included in the Community Standards)
Homeowners are reminded that we have a limited number of common area parking spaces distributed around the complex. There is almost exactly one per unit. The purpose of these spaces is primarily to provide short-term parking for homeowners and their guests.
Please be considerate of your neighbors by observing the following:
Each Eldorado homeowner has an attached two-car garage in which they are to park their cars. The primary parking spaces for each home are the two spaces inside the garage.
If a third parking space is needed for a family member living full time at the home, a written notice shall be sent to the Board noting the space being used, the vehicle that will be using the space, and how long the use of the space is anticipated. The third space shall be in the closest common parking area to the home. Walkout homes shall use the space directly behind their garages in their driveways. This written notice can be put in the 8030 mailbox, or sent via email to email@example.com.
Upon written notice to the Board, use of a common parking space will be granted for up to a 6-month period and such use may be renewed by written notice at the end of a 6-month period, if the need still exists.
Any vehicle parked outside of the 2 - car garage or in the common parking areas must be driven at least once in every 72-hour period.
While there are no pavement lines to mark the spaces, it is possible to park so as to make maximum use of the total space. Please park so as to not block the sidewalk, especially in the winter months, unless all other spaces in the parking area are in use.
In the event of a snowfall, all cars parked outside should be removed before plowing begins. Preference is for the vehicle to be moved off of Eldorado property so the plow can clear the space.
The homeowner whose 3rd car is parked outside is responsible for any snow removal and/or maintenance that cannot be accomplished when the adjacent parking areas are plowed or maintained. This cleanup must be done immediately.
The parking areas may not be used to store cars for owners or guests who are not staying with the resident.
Common parking areas are for the use of guests or residents. Trailers, motor homes, boats, trucks etc may not be parked on the common parking areas except in preparation for a trip.
No permanent parking or storage of boats, snowmobiles, trailers, camping vehicles, motor homes, trucks or motorcycles, unlicensed or inoperable cars/trucks shall be permitted in the common area nor shall it be used for the purposes of making major vehicle repairs.
No permanent parking includes automobiles as well as all other motorized vehicles.
Bicycles and motorcycles should be parked in the owner's garage or owner's driveway.
POOL PARKING There are no designated pool parking places.Pool guests are required to park at the homeowners residence and walk to the pool.
LONG TERM VISITORS(MORE THAN 72 HOURS) Each Eldorado homeowner has in their possession a laminated parking card with their house number on it.This is to be used for any vehicles in the common area parking area for more than 72 hours.
This card should be placed in the front dash of the vehicle, near the steering wheel so that it is visible when looking through the windshield.
If a homeowner is contacted about a vehicle, it is their responsibility to address the concern in a timely manner.
This card is the homeowner’s responsibility.Please keep it in a safe place and in good condition. Should you sell your home, this should be given to the new owners, along with the Parking Regulations.
SNOWFALL PARKING REGULATIONS Eldorado Estates Association’s contract for snow plowing and removal is priced on the following understandings: That there are no automobiles parked on the following, until freshly fallen snow is completely removed from these areas. 1.EEHA Private Roads 2.Common area Parking Areas 3.Driveways
Please note that even one car in a parking area during a snowfall makes it impossible to plow the area, and, more important, to move snow on to the adjacent lawn areas.Any homeowner or resident parking in these spaces will be responsible for removing all snow from the entire parking area immediately. For every snowfall exceeding 1.5 “, street and drives will be cleared of new snowfall.Completion will be within 12 hours for 1.5” to 8“ and within 22 hours for 8” or more. During snowfalls exceeding 4”, “open up” to be completed prior to 5:30 AM and 5:00 PM and may be adjusted depending on time of snowfall.“Open up” consists of plowing of main drives to allow traffic in and out of complex. This will not be a problem if homeowners adhere to the standard that requires all vehicles are moved from the common area parking areas, and are alert to impending snowstorms. The early plowing will clear driveways and garage access.Failure to observe this request may result in assessment for additional plowing.
